  • We will rent to any applicant who meets our qualifications. 

  • We have one and two-bedroom floorplans ranging from 687 – 1217 sq ft. 

  • The advertised rent only includes the base rent amount for each apartment home. 

  • Utilities are billed separately. Electricity is paid through American Power & Light, and Water/Sewer are paid through Pioneer Energy Management. 

  • A security deposit is required. The standard security deposit is $200, but it can range up to one month of base rent. 

  • We offer lease terms between 6 – 15 months. Prices vary by lease term. 

  • Yes, renter’s insurance with a minimum Personal Liability coverage of $100,000 is required. All residents without personal renter’s insurance can opt in for our Foxen Liability Waiver, which is billed at $16/month. 

  • We required income of 3 times the base monthly rent. Credit and rental history are subject to a third-party screening. 

  • Applications can be submitted through our online portal. The application fee is $50 per applicant, and the administrative fee is $225 per apartment. 

  • Valet Trash is billed at $25/month. Surface lot parking is free, and individual garages are available to be rented for $125/month. 

  • Yes. Weight limit on pets is 70 lbs each. Breed restrictions include Pit Bulls, Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, and Wolf-hybrids. 

  • Yes, surface lot and individual garage parking are available. Spaces are unassigned for surface lot parking. Individual garages are assigned. 

  • Apartments are unfurnished. 

  • We have a resort-style pool with a community grill and fire pit, a 24/7 fitness center, community room, and a Parcel Pending locker for package security.

  • Maintenance requests can be submitted via our Resident Portal. 

  • The following are considered maintenance emergencies: No heat when outdoor temperature is below 50 degrees or no air conditioning when outdoor temperature is above 80 degrees, no power to the unit, no hot or cold water, overflowing toilet, sewer backup, clogged toilet in a 1-bedroom apartment, major leaks (broken or frozen pipes), malfunction of refrigerator, property-specific electrical outage, fire or fire alarms, roof failure, compromised entry gates or doors.   • Ensure that your internet service has been established, renter’s insurance is set up and uploaded, and your move-in payment has been made. You’ll schedule a time with the office to pick up your keys during business hours. 

  • We require a 60-day written notice-to-vacate at the end of the lease term. 

  • Rent is paid online via the Resident Portal in the “Payments” tab. The Resident Portal can be accessed via the web (https://steelhousecolumbus.residentportal.com/) or the Resident Portal app.

What documents do I need to provide in order to sign my lease?

How can I take a tour of Steel House if I'm not in Columbus, Ohio? 

You will need an I-20 document as well as a co-signer if your individual income is not sufficient. 


Do I still need a guarantor to qualify?

You will need a guarantor if your income is not sufficient on its own. 


What if I do not have a U.S. Guarantor?

When should I sign my lease as an International Student? 

Applicants can apply for the Leap program to sign the lease if they don’t have a guarantor and are unable to qualify on their own. 


We offer virtual tours to prospects who can’t tour the property in person. 


You should sign your lease within 72 hours of receiving approval and the electronic signature version of your lease document.
